

Located in Washington’s Foggy Bottom neighborhood, this project combines two structures in one. The main building is a 5 story with a penthouse that is classified as a type IA podium and type III above. The rear structure is a large, 4 story, carriage house classified as type IIIB.
The structure was carefully designed by Griggs Engineering to provide an efficient combination of existing masonry walls, new steel bar joist with concrete deck, and traditional wood framing.
Griggs Engineering provided essential support during the construction phase, including temporary bracing to ensure safety and stability. Additionally, we facilitated the removal of a brick wall supporting the stairs, allowing for necessary structural modifications to accommodate the client's requirements.
Throughout the construction process, Griggs Engineering remained flexible, adjusting design elements as needed when existing conditions differed or when the client’s needs changed. This collaborative approach ensured that the project met both the client's expectations and the highest standards of quality.
